Revised DCLG guidance documents have now been published with the latest regulation updates including; revised advertising and written particulars guidelines, listed building exemptions, onsite display of commercial EPCs in buildings visited by the public.
DCLG have announced that an Energy Performance Certificate (EPC) will be required for holiday lets in England and Wales, with effect from 30th June 2011. This requirement will be subject to the property being let for a cumulative period of 4 months within a 12 month period.
The latest EPB regulations state the seller or landlord or person acting on their behalf must use all reasonable efforts to ensure the EPC is obtained within 7 days. A further 21 days is allowed if after using all reasonable efforts the EPC cannot be obtained within seven days.
